Why put your foot in the door when you can have not one, but two, prime Mallee lots in the one go, through BR&C Agents at Swan Hill.
And agent Joe O’Reilly says while Haywoods, the bigger of the two blocks and on two titles, will first be offered as a whole, if it does not sell it will be reoffered in two lots.
Joe says both lots will have a lot of appeal to neighbours and near neighbours because of their productive histories and the way they have been maintained.
Haywoods has been in the vendor’s family for almost 50 years while the second block – Vernons – was acquired not long after.
He says the properties are only coming onto the market because the family is rationalising its agricultural holdings – and “it is not an opportunity to be missed”.
“Both blocks average 300-320mm in a normal season – although like most they have done better in the past two years – and they are both pipeline connected,” Joe says.
“They are both pure cropping with no housing, but Vernons, which is closer to Swan Hill, would make an outstanding lifestyle property with plenty of locations to build a home.
“You could continue cropping, or lease out the land, but if livestock is your thing, Vernons could easily be sown down to vetch and you could bring in the animals to complete the farming experience.”
Joe says Haywoods at Templeton Rd, Towan, is 510ha (1260 acres) in the Wood Wood district that can only be described as classic Mallee country divided into four paddocks and currently sown to wheat and with an excellent and documented history.
He says if it ends up being offered as two lots, each one will be 255ha (630 acres) and it/they will go under the hammer at 10.30am.
Vernons, the second, smaller block, is due to be auctioned at 11.30am. Located on the Goshen/Woorinen Rd in the Swan Hill district.
“It’s a 126.84ha (313 acres) package, also of prime Mallee country and also sown to wheat, and comes with a bitumen road footage,” Joe says.
“Even in the current market it’s not often properties this well managed and tightly held become available and I am in no doubt they will generate a lot of interest from locals looking to expand, people looking for diversification in their property portfolios or, particularly for Vernons, people thinking about going onto the land for the first time.”
